Today, technology has transformed every aspect of our lives, including how we live and work in residential and office buildings. As a result, building quality is no longer defined only by design or location, but also by digital readiness. This has led to the emergence of globally recognised building standards known as WiredScore and SmartScore Neighbourhood, which are designed to assure users that a building is fully prepared to support modern usage, security, and future technological demands

What Is the WiredScore Building Standard?

WiredScore is a global building certification system that focuses on evaluating building quality based on digital infrastructure and connectivity capabilities. Its purpose is to ensure that buildings are ready to support both current and future technologies.

The assessment criteria cover the following key components:

  • Internet connectivity quality: Buildings must provide high-speed and stable internet connectivity that supports continuous work and communication without frequent signal loss or data delays.
  • Strength of core infrastructure: Buildings must have standardised network systems, including cabling, signal distribution equipment, and backup systems, capable of operating efficiently around the clock.
  • Future technology readiness: Buildings must have infrastructure that can support future technology upgrades easily without requiring major structural changes, allowing for faster adaptation and cost efficiency.

What Is the SmartScore Building Standard?

SmartScore is a global building certification system that focuses on the application of advanced smart technologies within buildings to deliver excellent experiences for tenants and occupants, particularly in terms of productivity and seamless connectivity.

The assessment criteria include the following key areas:

  • User experience quality: Buildings must provide intelligent facilities that respond effectively to user needs, such as workspace booking systems, automated lighting, and modern security systems.
  • Sustainability management: Buildings must have efficient energy management systems that allow real-time monitoring and control, supported by smart energy-saving technologies that adapt to actual usage.
  • Building management systems: Buildings must implement modern management and maintenance systems, such as automated fault detection, preventive maintenance, and integrated building resource management.
  • Smart connectivity and control: Buildings must feature automated control systems that work seamlessly together through a central platform, enabling monitoring and management from a single interface.
  • Cybersecurity: Buildings must have robust cybersecurity systems to protect against cyber threats and data breaches, supported by reliable data backup systems.
  • Intelligent data analytics: Buildings must be equipped with data analytics systems that process and present building usage data in a clear and understandable format, supporting informed decision-making and performance improvement.

Why Are WiredScore and SmartScore Important?

WiredScore and SmartScore certifications not only confirm that a building uses modern technology, but also provide significant benefits for building owners, tenants, and users.

  • Increased property value: Certified buildings tend to have higher market value, attract high-quality tenants, and reduce long-term maintenance costs, resulting in stronger investment returns.
  • Improved user experience: Buildings are equipped with facilities that support modern ways of working, including high-speed internet, automated systems, and flexible spaces that enhance productivity.
  • Future readiness: With high-standard infrastructure in place, buildings can easily adopt new technologies, ensuring long-term relevance and adaptability.
  • Support for sustainability: Intelligent systems help optimise energy and resource usage, reducing environmental impact and supporting sustainable development.

One Bangkok and WiredScore and SmartScore Standards

One Bangkok is a key example of the successful implementation of WiredScore and SmartScore standards in Thailand. It is the first project in the country to achieve Platinum certification, the highest level, for both office and residential buildings.

In addition, One Bangkok is the first project in Southeast Asia to receive Platinum-level WiredScore and SmartScore certification at the Neighbourhood level. Globally, only around one percent of buildings achieves the highest certification level in both standards simultaneously.

  • WiredScore at One Bangkok: WiredScore certification evaluates the digital readiness of buildings based on international standards, covering digital infrastructure, internet services, mobile signal performance, Wi-Fi coverage, environmentally friendly technologies, and readiness for future innovation.
    • High-performance digital connectivity: High-speed mobile networks and Wi-Fi 6 are installed throughout both indoor and outdoor areas, enabling continuous internet access across the entire development.
    • Smart poles across the project: Smart poles are installed throughout the development, providing lighting, CCTV, Wi-Fi signals, public address systems, and emergency SOS buttons.
    • Future-ready infrastructure: The building infrastructure supports future technology upgrades without the need for major reconstruction.

  • SmartScore at One Bangkok: SmartScore certification assesses the use of smart technologies that enhance experiences for tenants, customers, and residents, covering digital services, safety, and cybersecurity.
    • Intelligent monitoring systems: The project is equipped with over 250,000 sensors and more than 5,000 CCTV cameras to monitor and manage building operations.
    • Real-time security systems: Real-time monitoring and data recording enable rapid and effective response to incidents.
    • Smart traffic management: Traffic systems include licence plate recognition, parking availability, Find My Car features, and traffic analytics to reduce congestion and improve parking efficiency.
    • Convenience applications: The One Bangkok application provides features such as building access, lift calling, and air quality index monitoring.

The WiredScore and SmartScore building standards not only serve as a guarantee of digital building quality but also reflect the enhanced experience that building users receive. This includes seamless working enabled by integrated communication systems and high-speed internet available throughout the entire development. Comfortable everyday living is supported by intelligent building technologies and the One Bangkok application, as well as peace of mind provided by 24-hour monitoring and security systems.

One Bangkok has adopted both standards as a core foundation of its project development by integrating advanced technology with sustainable planning principles. This approach has resulted in a green, sustainable city that supports modern urban living and delivers long-term value for all users.
