Green Leases now comprise more than 30% of One Bangkok’s leased area, signalling growing market demand for more sustainable workplaces

 

One Bangkok has signed a Green Lease agreement with Agoda for the global digital travel platform’s office space at One Bangkok Tower 5. With the signing, Agoda becomes the first tenant in Tower 5 to adopt the Green Lease, establishing a shared set of sustainability goals and standards to which both parties have committed, reinforcing their joint dedication to future-ready urban development and healthy, sustainable practices.

The Green Lease: A framework for collaborative progress

One Bangkok’s Green Lease model provides a framework for occupiers by drawing upon stringent international standards and best practices, including benchmarks such as LEED and WELL, in support of Frasers Property’s Group ESG Goal to have 85% of all properties green-certified by 2030. The model offers implementation guidelines and end-to-end support, spanning from initial design and construction through to fit-out, operations, and maintenance.

 

Key features of the Green Lease in practice:

 

 

  • Energy efficiency: One Bangkok implements smart energy management systems and promotes energy-efficient operations across the project. Complementing this infrastructure and in alignment with its climate goals, Agoda has  adopted smart energy management and efficient LED solutions, while optimising natural light within its fit-out to achieve a 25% reduction[1] in general lighting energy consumption.

 

 

  • Low-toxic materials and indoor air quality: One Bangkok applies limits for harmful volatile organic compounds (VOC) in materials, ensuring the exclusive use of low-VOC paints, coatings, adhesives, and sealants. To ensure these standards translate into a heathier workplace, Agoda has prioritised sustainable, non-toxic building materials that meet these VOC limits, supporting better indoor air quality and employee wellbeing.
  • Waste recycling and management: One Bangkok operates a district-wide waste management system. Agoda supports this effort by implementing waste segregation and recycling program for paper, plastics, glass, and metals within its space.

 

 

  • Water management: One Bangkok adopts robust standards for water-efficient fixtures, achieving 35% water savings from indoor fixtures. Reinforcing this approach, Agoda has installed high-efficiency, low-flow fixtures at pantry sinks, helping reduce water consumption while maintaining everyday usability.
  • Data sharing for enhanced performance: Reflecting its data-driven approach to sustainability, One Bangkok collaborates with tenants for performance analysis and reporting on energy, water, and waste consumption. Agoda and One Bangkok have committed to transparently exchanging environmental performance data, enabling continuous optimisation of resource consumption and waste generation across the district.

 

Agoda’s commitment, given its substantial office scale and workforce at One Bangkok, delivers a tangible environmental impact and contributes to both the district and Bangkok’s broader office market. This agreement aligns with Agoda’s sustainability commitments, providing a measurable path for collaboration toward reducing its operational footprint and ensuring its workplace exceeds global benchmarks for health, productivity and environmental responsibility.

 

The Green Lease model has been increasingly adopted by One Bangkok’s office occupiers since One Bangkok introduced it in 2023. Green Leases now account for more than 30% of One Bangkok’s leased office area, signaling growing market demand for more sustainable workplaces that prioritise both environmental stewardship and occupant well-being. This underscores One Bangkok’s commitment to advance sustainable workplaces in Bangkok and serve as a key platform for future-ready urban development in Thailand.
