  • Indoor Environmental Quality: Ventilation system adhering to ASHRAE standards, strict no-smoking policy, low VOC materials, advanced air filters, and optimal daylight and views.

  • Building Management: An integrative process involving stakeholders in discussions of the project’s sustainability goals during development phases ensures that the goals are achieved. The commissioning process includes verification of the operation and maintenance plan to ensure long-lasting sustainability.
  • Site and Landscape: The use of light-colored hardscapes and surfaces helps reduce the urban heat island effect. The provision of bicycle racks and shower rooms supports an active lifestyle.
  • Water Efficiency: Indoor water use is reduced through the use of efficient sanitaryware and fixtures. Wastewater is treated and reused to supply flushing fixtures, landscape irrigation, and cooling towers.
  • Energy and Atmosphere: Energy performance is optimized through careful façade and equipment design. Measurement and verification of building systems further ensure energy savings. In addition, low-emission refrigerants are selected to limit global warming impact.
  • Materials and Resources: Construction waste is diverted from landfill through the enforcement of waste sorting, reuse, and recycling. Moreover, materials with high recycled content are selected for construction.
  • Indoor Environment Quality: Increased ventilation and the use of low- to no-VOC materials help ensure indoor air quality, while daylight and views are provided for all regularly occupied spaces to enhance indoor environmental quality.
